Using the web app

Deals

The home page lists deals for your workspace, newest first by default. Use Sort to switch to highest score or soonest auction date. Filter by strategy, status, and search text.

Open a deal for full detail. On desktop, use the left sidebar; on phone, the same sections appear as scrollable tabs.

Growth drivers are qualitative demand signals (new development, employers moving in, infrastructure, and similar). Each is ranked strong/weak/neutral and upside/downside; the average feeds the Drivers score into Overall (separate from market Trends / Growth).

Triage

Triage (/triage) surfaces deals that need input — for example estimated tax/insurance or rent capped by model rules — plus your shortlist workflow.

Financing profiles

Financing (/financing-profiles) lists assumption sets (down payment, rate, tax default, rent cap, etc.) used when scoring deals. Each workspace gets its own seeded copies:

You can edit these or add custom profiles. Strategy defaults in the UI: long-term and short-term rentals prefer traditional_good; fix-and-flip and wholesale prefer cash_offer.

Buyers

Buyers (/buyers) is your buyer book. Each buyer profile can include strategy preferences, cash on hand, ROI targets, price/beds bands, and more. Buyer type defaults to investor; where owner-occupier buying is enabled, you can also pick individual for people buying a home to live in. (Old /investors links redirect here.)

Preferred financing profile

On create or edit, assign an optional preferred financing profile from the workspace list. Matching treats that profile’s rate as the financing band the buyer can get. If you also set a max financing rate %, matching uses the lower of the two (profile rate vs what the buyer will accept).

Engagement profiles and contacts

A buyer profile is an engagement record (criteria + deal links), not a 1:1 person. Attach one or more contacts with roles (primary, spouse, partner, teammate, agent, other). The same contact can appear on multiple profiles. Profile name is editable; until customized it auto-generates from people + strategies + financing. When a deal is done, Close out the profile (optionally cloning criteria into a new active profile). Closing is manual — the UI prompts on under-contract or deal closed, but never auto-closes.

On a deal’s Buyers tab:

  1. Link a buyer to the deal (manual link or Scan matches — default status is linked).
  2. Create a personalized share link for that buyer (copy to clipboard).
  3. The buyer opens the public deal page, signs in with a magic link emailed or texted to a contact on that buyer profile, then can mark interested and message the workspace in a deal-scoped chat.
  4. The workspace (and connected agents) read and reply on the same thread. Unread badges show on the Buyers tab.

On the buyer detail page (/buyers/:id), use Share portfolio for one unlisted URL that lists all active linked deals (excludes passed). The portfolio page also requires the same magic-link sign-in. Guests can change each deal’s status (Linked / Interested / Passed) via a dropdown that reflects the current link status; Passed deals move to a Passed tab so they can restore later. Each card opens that buyer’s personalized deal workup. (Portfolio links still use the legacy /share/investors/… path.)

Generic (non-personalized) deal shares stay read-only and do not require buyer sign-in. Messaging requires a personalized buyer share.

Import

Import creates a research deal from an address or listing URL (common for off-portal or realtor-sourced leads).

Auto import

Use Auto import when you have a street address or listing URL and want the workspace to do the first pass for you:

  1. Enter an address or a listing URL (not both).
  2. Choose purpose (investment vs owner-occupied) and income strategy when relevant.
  3. Click Auto import.

The worker tries listing sources in order — Zillow → Redfin → Auction.com → HUD → Craigslist — and stops at the first portal that returns a usable address. It then runs research steps (property, photos, trends, appraisal & tax, comps, fill underwriting, and fix-up / monthly costs when relevant) in an order chosen by the automation planner — only phases still needed for the deal. Fill underwriting applies listing/tax/comp findings to empty fields only. Auto import does not auto-advance deal status — use deal Underwrite for that. On an existing deal, Research runs the same planner without re-ingest; tab buttons still refresh one focus area (and may pull dependency steps when gaps require it). After you click Auto import, a side drawer shows live progress. Planning next step lines show why the agent chose each phase. You can close the drawer and keep browsing — progress is saved. Use Open deal when the run finishes (or while it is still running, once a deal exists). View full run opens the dedicated progress page if you need more detail. Most deals pause when rent or other inputs still need verification — that is expected, not a failure. Open the deal and use the Work tab to fill gaps.

Requires APIFY_TOKEN on the API/worker. Daily Quick Analyze / tab-research caps come from the workspace plan (Basic 10 / Pro 20 / Team 40 / Broker 80; Founders unlimited). Optional env AUTOMATION_DAILY_RUN_LIMIT is a platform ceiling (0 = unlimited override for local/dev; leave unset in production to use plan limits only).

Manual entry

Manual entry is the four-step form when you already have facts (or no listing URL). Address is required; money and property details can wait.

Agent access

Account → Agent & API (or Getting started) connects Cursor and other agents via browser OAuth, or mints a long-lived agent JWT for headless clients. Prefer OAuth; JWTs are shown once when minted. See Connect LLM Agent.

Agents can also call get_agent_manual(workflow=buyers) (investors is a legacy alias) for the buyer book, share-link, and messaging procedure, plus tools such as list_buyer_message_threads, list_deal_buyer_messages, and add_deal_buyer_message.
