RealtyPad does not sync MLS feeds automatically in v1. Your agent and workflows still add value using the sources below.

Manual and realtor leads

  • Import in the UI or MCP add_manual_lead
  • Dedupes on normalized street + unit + ZIP5 per workspace (listing URL is a fallback when ZIP is missing)

Public / portal / MLS ingest

You and your agent pull listings via platform listing connectors (included with RealtyPad MCP), Firecrawl, a BYO listing MCP, or a connected MLS MCP. Follow board rules and site ToS; do not pull from sites that prohibit it.

Prefer MCP workflow guides: get_agent_manual(workflow=ingest) → research → triage → underwrite (or search_docs / read_doc("agents/….md")).

Connector catalog (usage + gotchas): get_agent_manual(workflow=data-sources) — then read_doc("agents/data-sources/<portal>.md") for Zillow, Realtor.com, Trulia, HUD, Auction.com, Redfin, Craigslist, VRBO, AirDNA, Home Depot, and more. Unrestricted generic web-browser Actors are not available. Ask your agent to keep connector spend within your plan limits. For repair BOMs: get_agent_manual(workflow=cost-estimate).

What the agent can do without MLS

  • Ingest and update leads with money fields and listing copy when provided
  • Rescore LTR/STR/flip/wholesale models
  • Attach photos via URL, add observations and comments
  • Refresh market trends via platform catalog ingest (refresh_catalog_trends) — see below

Agents refresh Trends via MCP refresh_catalog_trends / refresh_airroi_trends (workflow get_agent_manual(workflow=trends)). The server downloads and stores shared catalog series — agents should not LLM-parse Zillow/Census CSVs into upsert_market_snapshots_bulk. Tenant upsert is for custom/override sources (e.g. Redfin) only.

Default for home value + long-term rent + supply/demand + STR: catalog ingest covers ZHVI/ZORI, listing liquidity, FRED PMMS, Census/BLS supply-demand, and AirROI STR (zip/neighborhood/city/county, ≤60 mo). Agents treat “update market trends” as a rich refresh (all linked geos × available series) unless you narrow the ask.

Tenant upsert_market_snapshots_bulk only when:

  • You have a custom/override source (Redfin, manual), or
  • You explicitly ask agents to write a non-catalog series

Platform listing connectors remain the default for listing ingest sweeps and some per-listing enrichers (see Data sources) — not for regional ZHVI/ZORI history.

What requires MLS-grade data

  • Live MLS status, private remarks, showing instructions, accurate DOM from MLS
  • Guaranteed-complete inventory for a board

For that, you will eventually connect an approved MLS data feed (see MLS overview).
